Do these people advertising on social media treat their timber, do they grade it correctly, and most importantly do they dry it correctly?
Don’t buy off someone who isn’t brave enough to put their business name or otherwise on the advertisement they have produced.

Be assured it is to the Australian standard in drying and grade when bought off Sarwood Building supplies.
A bad tongue and groove floor can grow if its too dry and in bad cases push brickwork out on your house, alternatively if it too wet it can shrink causing unsightly gaps.
The proviso here is that timber is a naturally hydroscopic product that picks up and relieves itself of moisture causing some minor seasonal gaps and tightness based relative humidity.
Don’t be the person who has to do enormous remedial works due to saving a few bucks on dodgy suppliers who may have bought from auctions and offer no warranties.
When buying structural dry timber it cannot be undersize, so 45mm cannot be 42mm and 35mm cannot be 32mm as this does not meet the Australian standard for F27 structural timber.
